But a successful home sale is rarely defined by one number—or even by how quickly the property goes under contract.
Behind that one-day sale was thoughtful preparation, professional staging, a multi-channel marketing strategy, careful coordination, and a lot of hands-on support.
And, perhaps most importantly, an understanding that selling a home often represents something much bigger than a real estate transaction.

I invested in professional staging because I wanted buyers to immediately understand the home's potential.
There were also plenty of smaller details involved in getting the property ready. When my clients reached their limit during preparation, I stepped in to help with the remaining work—including some good old-fashioned cleaning.
Not glamorous. Very effective.
There were also multiple people involved behind the scenes, so communication, timelines, and logistics needed to be carefully coordinated.
Sometimes full-service real estate looks like market analysis and contract negotiation.
Sometimes it looks like showing up and doing whatever reasonable thing needs to happen next.

Once the property was ready, the next step was making sure people actually saw it.
Rather than relying on a single marketing channel, I built exposure for Abbott Drive across several platforms and audiences.

The marketing campaign included neighborhood outreach, email marketing to my personal database, direct communication with previous open-house attendees, promotion within my brokerage network, Google and Facebook visibility, and listing and local social media content.
The social content alone ultimately generated more than 22,000 views across platforms.
But reach for the sake of reach isn't particularly useful.
The goal was to communicate what made this property valuable and distinctive so that the right buyers had a reason to pay attention.
Good real estate marketing isn't simply, “Here's a house. It has three bedrooms. Please admire the countertops.”
It should help buyers understand why a particular property may fit the life they're trying to create.
The Result: Multiple Offers and Under Contract in One Day
When 109 Abbott Drive officially hit the market, the preparation and marketing translated into immediate activity.
The home received multiple offers and went under contract in just one day—with terms my sellers preferred.
Speed is wonderful when it aligns with the seller's goals. But simply selling quickly isn't the objective.
The objective is creating the strongest overall outcome for the client.
Throughout the transaction and subsequent negotiations, the priority remained the same: protect my sellers' bottom line and the goals we had established from the beginning.
That distinction matters.
An offer is more than its purchase price. Financing, contingencies, credits, inspection terms, timing, closing logistics, and other conditions can all affect what an offer actually means for a seller.
My job is to help clients understand those pieces so they can make informed decisions rather than simply choosing the biggest number on the page.
What Full-Service Representation Means to Me
There is a lot of discussion in real estate about marketing plans, negotiation strategies, technology, and sales numbers.
Those things matter. I use them every day.
But excellent representation is also about knowing when your client has reached capacity and taking something off their plate.
For this sale, that meant professional staging and strategic marketing. It meant coordinating communication among multiple people. It meant advocating for my sellers throughout the transaction.
And yes, at one point, it meant cleaning.
That's the part of real estate I care deeply about.
