Boise Housing Market June 2025: What Buyers and Sellers Need to Know Right Now

The Boise housing market in June 2025 is heating up just in time for summer — but it’s not quite the frenzy we’ve seen in past years. While mortgage rates are still hovering around 7%, buyer activity is picking up, prices are climbing, and cash buyers are making a comeback.
Let’s dig into the latest data from Boise Regional REALTORS® and make sense of what’s really going on with the Boise housing market in June 2025.
🔥 Mortgage Rates Are Still High — But Buyers Aren’t Sitting Still
Mortgage rates are still hovering around 6.84% (down ever so slightly from 6.85% the week before), according to Freddie Mac. That’s just below where they were this time last year — 6.95%.
Despite the higher borrowing costs, mortgage applications are starting to rise again nationally after several weeks of declines. Buyers in Boise are adjusting expectations and getting smart about financing strategies — including rate buydowns and closing cost credits.
💰 Idaho Has Some of the Lowest Closing Costs in the Nation
If you’re buying in Idaho, there’s some good news: our closing costs are low compared to the rest of the country.
While Delaware leads the pack at 2.99% of the home’s purchase price, Idaho sits at just 0.7%, putting us on the lower end of the national range (which spans from 0.5% to 3%). That’s a win for buyers trying to keep up-front costs down in the Boise housing market this June 2025.
📈 Inflation Creeps Back Up — But Housing Remains the Main Driver
According to the U.S. Labor Department, consumer prices rose 2.4% in May compared to a year earlier, driven largely by housing costs. In fact, “shelter” remains the primary contributor to inflation, up 0.3% month-over-month. But here’s the silver lining: that 3.9% annual increase in housing costs is the lowest we’ve seen since late 2021.
Translation? Things are still pricey, but we may be nearing a cooling-off period — even if it doesn’t feel like it yet.
🏥 Local Updates: More Doctors in Nampa + Summer Traffic Alerts
The Boise area continues to grow in more ways than just home prices. A new family medicine residency program is launching at St. Alphonsus in Nampa. Research shows most doctors settle near where they train — and since Idaho often ranks low in physician concentration, this could be a game-changer for the Treasure Valley.
And if you’re headed up Highway 55 this summer, plan ahead: the Idaho Transportation Department is doing maintenance on the Rainbow Bridge over the Payette River. Expect one-lane travel (except for holiday weekends), narrower lanes, and flaggers watching out for river rafters.
🏘️ Boise Home Prices Are Up — Especially for Resale Homes
Let’s talk numbers. The median sales price in Ada County hit $579,900, which is up 3.6% year-over-year and 6.2% month-over-month. That’s the highest median price we’ve seen since August 2022 — driven largely by resale homes, especially those 1–10 years old.
So yes — prices are climbing again, and resale inventory is playing a major role in that increase.
💸 Cash Buyers Are Coming In Strong
Cash is back! In May, 22% more homes were purchased with cash compared to April. Eagle saw 16% of all home sales closed with cash in May, up from just 11% the month before. It’s a clear sign that some buyers are avoiding interest rates altogether — or at least showing up strong in multiple-offer situations.
📊 Homes Sold, Pending Sales, and Inventory
Here’s where things get interesting for anyone watching the Boise housing market in June 2025:
Homes sold: 835 in May→ +3.2% year-over-year→ +12.5% month-over-month→ Sales have increased for four months in a row.
Pending sales: 1,303→ +11.1% YOY, but -2.9% MOM→ Half are new construction, especially in Boise & Garden City.
Inventory: 2,121 homes→ +30.2% YOY→ +12.2% MOM→ 55% of available homes are resale→ Many resale listings are sitting longer, often due to pricing above market.
⏱️ Days on Market: Still Over 30, But Buyers Want Resale Homes
The average days on market for Ada County was 34 in May. That’s:
Down 10.5% from last year
Down 15% from April
Older homes (20+ years old) are surprisingly hot — they sold in under 20 days on average last month. Boise continues to outperform surrounding cities like Kuna, Meridian, and Eagle when it comes to speed of sale, with homes lasting just 21 days on the market.
